This project was a major renovation and addition to an existing building, demonstrating the capabilities and knowledge of the mechanical design team in renovation projects and sustainable design.
Mechanical engineering services for this professional building included the design to achieve the US Green Building Council’s LEED® Gold Certification. The building was designed to accomodate a variety of uses from offices, meeting rooms, and data centres to commercial / retail. Included are offices, central boardrooms, storage areas, change rooms with showers and underground parking.
The LEED® incentive design included utilization of storm water for the washroom sanitary fixtures, low water consumption fixtures and equipment, environmentally friendly refrigerants, increased outdoor ventilation to ensure premium indoor air quality, and the application of multiple fan coil units to provide excellent zone control and thermal comfort. A complete energy management control system, utilizing state of the art energy management techniques and building monitoring was included. The economical, yet efficient, design utilizes an all air system with no perimeter heating, which was possible due to the installation of a high performance building envelope.
